She Shed / Office Pod / Playhouse 6x10 PRICE REDUCED BY 60% ... MUST GO

Backyard She-Shack, Office Pod, or Playhouse ... Needs to be sold and moved from current location before April 1st. My cost to build this was $8,900 Selling at a loss due to time restrictions.

Framing is exposed. Staged office items not included in the sale.

SIZE: 6' x 10' x ~11.6' H (SOLD WITH BUT NOT ATTACHED TO ITS UTILITY TRAILER) Best suited for a permanent location.

FEATURES:
- Entire frame of the pod was assembled with weatherproof deck screws. Rafters are attached with code-compliant 6" timberlok truss/rafter wood screws.

- Floor, wall, and roof framing lumber are 16" on center or less (no exceptions)

- Roof framing is attached with code-compliant hurricane ties so it can live in hurricane zones safely. (Always anchor your pod securely to the ground or foundation if you live in a hurricane zone)

- Full Roof Skylight made of UV protected, double wall poly carbonate greenhouse panels - 1/4" thick. The natural light of the daytime (even on overcast days) completely alleviates the need for lighting inside.

- Self/Sun powered solar ventilation + Intake on opposite wall (solar panel & battery built into vent)

- Ceramic powdered insulation (R5) mixed into house primer so Its very cozy even in the cold
(I intended to use the wall framing for storage shelves. Additional insulation not needed in most climates but can be added - built in PA)

- Electro-magnetic frequency radiation resistant structure- Shungite (an electromagnetic frequency absorbing stone) powder was mixed into the first coat of paint. Cell phones and electronics still work inside. If you are aware of the 5G tower radiation issues, you will love this feature.

- Positive intentions were spoken into & written on the unseen sides of the wood throughout the build of this tiny home. Intentions include LOVE, PEACE,TRUTH, STRENGTH, & HAPPINESS as well as hearts drawn every 3-6 inches around the entire floor perimeter beneath the wall framing. If you are familiar with the work of Dr Masaru Emoto, you will understand why this was done. - All wood is interior grade to reduce your exposure to chemicals that could harm your respiratory health, should you choose to leave the lumber exposed for a beautiful wood finished interior and open frame storage shelving. Triple thick peel stop was painted onto the outside over the first 2 coats but beneath the final creamsicle orange coat to ensure quality weather-sealing since it is built with interior grade wood. BREATHE EASY and know you and/or your children are safe inside this beautiful structure.

- Some of the wood has been reclaimed/upcycled for eco-friendliness. All of it has been sanded clean after the build. A couple of minor cosmetic blemishes (dark marks) remain on a few upcycled wood framing pieces.

- Interior is completely sanded and ready for stain/sealant if you are also fond of the all-wood interior look & using the walls as storage shelving (Soy-based Natural Kote stain with sealing agent is recommended so the interior remains VOC free)

- Plenty of space for a loft or hammock-loft.

REPAIRS:
- Needs a seam re-sealed along the roof's bottom edge to stop a leak. This pod is unused and has been waiting for a home for a few years now.

NEEDS (& INCLUDED items):
- A control Arm for the door (included in the sale)
- Door handle on the outside needs sanded and both handles need stain-painted (because they are cedar). Standard paint should not be used on cedar as it does not soak in or adhere properly. The door has already been sanded and stain-painted solid white with a waterproof deck stain-paint (stain paint can with remaining content included- there's plenty left to finish the handles and even add another coat to the door if you'd like) The door glass fogged due to moisture.
- If you choose to stain or paint the interior wood, a new door jamb will need to be installed because the current door jamb is already clear-coated and there is a tiny split at the bottom of one side. The new door jamb is included in the sale along with a wooden threshold for the front door entrance.
- White rustoleum paint was used on all outside trim.
- Lexel recommended around seams where the door meets the glass to increase waterproofing.

SHIPPING:
This pod is not attached to the trailer it was built on. There's a chance it could be too top heavy for use as a mobile structure. Also, after adding the double wall clear greenhouse roof, while absolutely gorgeous, I was not sure how it would hold up with the ongoing motion of being on the road constantly. I do not recommend shipping it on this trailer but of course, this is your choice. Hiring a professional company with proper insurances for transporting this pod to your location will ensure it's safe arrival. Local pickup is available but if you pick it up yourself, know you are transporting it at your own risk. There are a total of six 10"-12" eye bolts secured through the framing where the roof sections meet the top of the 8' side walls. These are secure strap down locations for the home that can also double as plant or kayak hanging areas once the structure is placed on your foundation.

The fact that this is better suited for a permanent location is the primary reason I decided to sell it. Because it has been sitting for several years and the property owner wants it moved now, I am selling this for about 50% of my build cost (which was $8,900)

I am 100% transparent about every item I sell, ask anything if you feel something was left out. The pod must be picked up by April 1st at latest.
