Good Karma Cottage on 17 acres in Western New Mexico

'Good Karma Cottage' is an ideal off-grid getaway for nature lovers, artists, hunters, and writers. Escape from society and find pure inspiration in this tranquil retreat located in the mountains of Western New Mexico near the village of Quemado. The view off the deck is one of the best around! One can easily pass the day sitting on the deck doing yoga and watching the wildlife and breathtaking vistas.

The cottage sits on an idyllic 17 acres (+/-) property 8 miles north of Quemado, New Mexico. A 700-foot gated driveway takes you up to the cabin and amazing views and surroundings. The driveway also offers enough space to park an RV or other equipment. Wildlife abounds; in the day watch elk, coyote, red hawks, and various song birds from your deck, and at night the clearest star-filled sky you've ever seen.

The cottage has a footprint of 24' x 16' and a 8' x 16' deck. The cabin includes a separate bedroom on the first floor, a great room with well lit living/kitchen areas. Also on the first floor is a bathroom with a shower, sink, and brand new (unused) composting toilet.

A 16'x8' loft offers additional sleeping and storage above. A high cathedral ceiling (13'6") makes the building spacious and well lit. The kitchen includes a large under-counter fridge, large sink, and two-burner propane cook-top, shelving, and ample counter space and storage. Two hand-made sliding barn doors allow privacy in the separate first-floor bedroom (with a writing desk), and bathroom. The deck is accessible from the great room through a full panel glass door.

The building is fully insulated and a small propane heater works well in the winter months. The structure is constructed from rough sawn hemlock and white pine. Framing is composed of a 2x6 and 4x4 rough-cut post and beam structure with rough cut 1"-thick board and batten red-stained siding. An autumn-red steel roof offers solid protection from the elements. The building sits on a cement pier foundation and three 6x6 24' long support beams underneath.

Power is generated by two large solar panels (320W) mounted on the southwest roof. The system includes a 2000W sine-wave inverter and MPPT charge control system with storage batteries. A separate LED lighting system runs off a 30W panel. A community well is available within the subdivision for use by the land owners.

Cell phone service (2-3 bars) is accessible from the cabin for those who want to stay connected. Many extras (tools, storage shed/outhouse) and additional building spots are included.

A new (unused) Nature's Head composting toilet is included with the cabin.

The nearby village of Quemado - just 15 minutes drive - offers a restaurant, hardware store, general store, gas stations, and other services. Large shopping centers are found in Grants, NM and Springerville, AZ.

The area is home to many scenic areas such as the Gila National Forest, El Malpais National Monument, Acoma Pueblo, and all the beauty and space that New Mexico has to offer. The cabin is in the Unit 12 hunting zone and near BLM land and could make an excellent spot for hunting or animal-watching enthusiasts.
