This beautifully designed, professionally built, four season tiny home will last you a lifetime!

My vision, as I was researching for my tiny house, was to create a living space that was functional and comfortable, that felt light and airy but exuded warmth and most of all, maintained a constant connection with the outside world. To this end, I opted for large, double pane, argon filled windows on the ‘ground floor’ and clerestory windows at ceiling height to let in as much light as possible. Double french doors complement this feature. Most of the windows open to create cross-ventilation that keeps the house fresh and well ventilated in the warm season. The house was also designed to be four season and built for the weather conditions of the Montreal area and to this end is very well insulated.

The construction

Firstly, I am a professional builder with over 40 years of experience building here in North America. I am also a designer and have designed and constructed countless structures for myself and for clients. I know the building code as it pertains to residential construction like the back of my hand. A tiny home is like any house built on a foundation and must perform accordingly.

the trailer

Based on an Iron Eagle trailers design in Oregon and custom ordered by me, this double axle, 14,000lb trailer was built by US based Tiny Home builders in southern Ontario, Canada. In my opinion, the Iron Eagle trailer design is best suited for cold climates as it features 6” of open space between the trailer framing members to allow for insulation and to optimally lower the overall height of the building envelope. This design is based on the fact that the weight of the outside walls are concentrated on the outside framing members and not on the interior floor area of the trailer. Other trailer designs also will have you build your floor on top of the framing members greatly reducing the overall height of the structure which is limited to 13’6” for road travel.

Note on walls: 4 wall anchors by Simpson Strong ties were installed at the bottom of selected studs on each side (total of 8) and anchored with 1/2” galvanized bolts to the frame of the trailer

loft is constructed of 2x4 knotty pine joists and 11/8” t&g pine boards and painted using high- wear porch paint
11/4” copper handrail for loft.
folding loft ladder constructed using light weight poplar and storage space has been created under loft floor.
solid pine shaker style bathroom door and pocket door frame (3-coats polyurethane applied to door).
60Amp 240/120 volt service panel and all electrical connections inside and out were verified and signed off by a certified electrician.
4” and 3” LED pot lights in the ceilings as well as the outside light. Note: LED pot lights do not break the integrity of the R20 ceiling like regular pot lights as they are installed under the vapour barrier and are almost flat).
combination electrical/battery fire alarm installed on ceiling.
40 amp male connector on the mechanical room wall is ready for connection to outside source.
240 amp baseboard heater in the mechanical room protects mechanical and water from freezing in winter.
70 cfm low profile bathroom fan in the shower ceiling is vented to the outside.
RV water supply connection panel on the mechanical room wall.
rough-in plumbing drain and supply lines were run behind the pantry ready for future installation of washer/dryer combo.
wheel wells are insulated and finished with maple veneered plywood (3-coats polyurethane applied).
