This lock-up ready home custom home is designed and built by Mint Tiny Homes to RV Model (CSA) standards, and can be finished exactly as you prefer.. All exterior finished as well as interior ceilings, flooring, heating, electrical, plumbing and propane. Fully functional as off-grid with solar electricity, wood burning stove, rooftop water collection and storage tank and composting toilet but can also easily be converted to any on-grid site as constructed to be fully convertible. 28ft (long) x 8.5ft (wide) x 13ft (long) maximizing allowances for road towing without permits. Minimal pitch to roof allows for roomy interior maximizing on space and light inside.

Specifications:
• TRAILER: 24ft x 8ft, 6” low bed trailer frame. (2 x 7,000lb axles giving a GVW of 14,000lbs). 4 x 6,500lb corner stabilizers. Built by Top Notch Trailer for this specific custom tiny home.
• CONSTRUCTION: 2 x 4 standard SPF lumber framing. Insulated with R21 closed cell spray foam throughout (walls ceiling and below flooring). Plywood on exterior sealed with Typar vapor barrier. Split pitch roof with metal sheeting and rear rooftop sundeck sealed with vinyl low-skid waterproofing.
• EXTERIOR: Finished with 1”x 6” bevelled cedar siding. Window surrounds in 2”x4” cedar wood with drip cap. 1”x8” cedar fascia boards throughout. Stained using Messmer’s oak brown. All window trims sealed and caulked. Exterior storage and utility box full height below loft overhang complete with a freshwater tank designed to catch rainwater from rooftop gutters or from on-site water supply.
• INTERIOR: Completely wired and plumbed, insulated. Unfinished ready for your final touch. Currently features ¾ “ plywood floor base with durable LifeProof vinyl planking and wood tongue and groove style wood laminate ceiling finishes. Two lofts. Upper/bedroom loft (11ft x 8ft x 4.5ft tall) (assessed by ladder or stairs of your choosing) features 4 windows and plenty of room for storage (unfinished). Lower loft. (5ft x 8ft x 7.5 ft tall) finished with cedar beams, ¾” plywood and carpeting. Complete with folding desk/table and compact roll away stairs for accessing rooftop sundeck through “hobbit door”. Hand built sofa that also doubles as bed and storage on a pulley system which can be elevated toward ceiling for maximum open space (optional feature, can be sold with our without sofa bed, see photos). Under lower loft is set up as a storage area (5.5 ft x 8 ft x 2ft tall) that currently features entire control system for off-grid solar power (inverter, batteries etc) which is optional/sold separately (see electrical details below). Each loft hangs 2 ft over trailer making the interior dimensions 28ft x 8ft. Bathroom area features installed 30 x 30 in shower unit and plumbing, and bathroom has plumbing sink feed and waste pipe connections in place. Bathroom currently set up with Nature’s Head composting toilet with venting fan connection. Kitchen includes propane stove and fridge connected to propane lines to propane tank in exterior storage (these can alternatively be run on electric). Exhaust and power outlet in place for kitchen hood fan. Kitchen plumbing sink feed and waste pipes in place. 3D SketchUp design drawings available to finish kitchen and living spaces to original design or change things up to include your own features.
• HEATING: Cubic Mini Bear wood stove for interior heating. Ecotemp i12 propane on demand water heater located in the exterior storage compartment for all hot water needs.
• PLUMBING: Grey water waste pipe connection opposite side to entry door. 100 gallon freshwater tank in place in the exterior front storage compartment. On demand water pump and accumulator.
• ELECTRICAL: 220V breaker panel in living area. 2 x 110v power outlets with USB connections in the main loft area with switches controlling the loft lighting and living area downstairs. 2x 110v power outlets in the living area. 1x 110v power outlet for fridge. (propane fridge requires both propane and electric). 3x 110v power outlets above the kitchen counters. 2 x 110v power outlets in the bathroom. 1 x 220V and a 110v outlet for washer dryer in loft area (washer/dryer not installed). 1 x 110v power outlet on exterior RHS of the exterior door. 110v power outlet located in the front storage compartment. 1 x 110v power outlet on the exterior rooftop deck area. A 220v hookup cable located in the storage compartment at the front of the home with range plug end with a 220v to 110v power change over box which allows the home to be connected to a 220v 40A power lead or a standard 110v 30A RV type cable below the LHS of the front storage box. Basic lighting fixtures in place throughout.
o OPTIONAL: This home has been fitted to run completely on solar power. Solar panels, batteries, inverter, interior and exterior cabling (which can be run underground to alternative solar panel site if home is places in shaded area) etc. have a value of approximately $10,000 CAD and can be negotiated separately. Also optional and sold separately are a used Honda EU2000i gas Generator (very quite and can run full home easily) and/or a almost brand new Honda EU3000iS gas Inverter Generator (also very quite, push button start)
