This is a newly constructed Tiny House. It is 10 feet wide by 28 feet long and has a total of 280 square feet. This project was a hobby project we started after discovering the television series Tiny House Nation. This is the perfect model for a primary residence. This self contained Tiny House will also accommodate other options such as economical college student housing, a lake house, a hunting cabin, a guest house or really any housing option for a single person, couple or even a small family.

Our Tiny House was constructed by hand with exceptional materials and an incredible attention paid to durability. The framing and structure was built with 2" x 10" and smaller pressure treated lumber. In fact, all materials from the floor down are pressure treated or galvanized to prevent future problems due to weather. No nails were used in the core structure, sub-floor, roofing structure, or wall systems. All of the structural components were assembled with lag bolts (galvanized from sub-floor down). Secondary structure components such as sub-flooring, roofing deck, exterior planks, doors, windows and exterior trim were assembled with coated screws.

The roof structure features a thermal decking with 25 year asphalt shingles. The house was designed so that the roof structure has absolutely no penetrations. All plumbing, electrical and other vents were designed and installed to specifically avoid the need to penetrate the roof structure. It is essentially leak proof and will remain that way for years to come.

The R-35 insulation throughout the home is Formaldehyde free and provides and insulated interior that more resembles a walk in cooler than a house. The house is heated and cooled by a 7000 BTU through wall unit. All plumbing systems were designed and constructed with schedule 40 PVC piping. All electrical circuits are breaker protected, grounded and constructed exclusively with copper. 120V circuits use only #12 size wiring and the 240V circuits use only #10 size wiring. Even the coaxial cable installation is made with separate continuous runs from the user connection to the exterior (no connectors or splitters used).

The kitchen/living room is approximately 10' x 12' (120sf). The kitchen is designed to accommodate a full size 4 burner range with full size oven, a full size refrigerator/freezer (even a side by side will fit nicely in the space), included is a large capacity stainless steel sink with an 8" depth. The faucet has a retractable spray nozzle. The water connection for the ice maker is installed and recessed at the refrigerator location. A full size sliding glass door and the insulated steel entry door with half glass provides lots of natural light to the space. The living space is cable ready and has a high mounted electrical circuit perfect for connecting a wall mounted flat screen television.

The bedroom is approximately 10' x 10' (100sf). Energy Star windows frame out a room that easily accommodates a King size bed, with night stands. The bedroom is cable ready and is located in the center of the home with easy access to the kitchen/living room and the bathroom/laundry.

The bathroom/laundry is approximately 10' x 6' (60sf). Cleverly designed the room accommodates a full size washer/dryer set. The large glass shower is mounted in the corner of the room with an extended height shower head for taller individuals. The high efficiency toilet is elongated and the bathroom lavatory has a one piece sink with storage under and medicine cabinet above. A 19-gallon high efficiency hot water heater provides ample hot water to the entire house.

The exterior features multiple weather proof electrical connections and water spigots at both ends of the house. Just outside from the sliding glass door, the structure was designed with a solid wood header plate for the future attachment of a covered deck or patio.

Finally, the interior is the showplace of the entire home. The same attention to detail that was used in the structure assembly is translated to the interior construction. The oak floors throughout are highlighted by cleanly painted bead board walls up to chair rail height. The crisp walls are smoothly finished and topped off with stained and sealed hardwood ceilings throughout. The ceiling is designed and constructed with a "seamless" design, recessed lighting and further enhances the structural integrity of the house. The 1/2 gable design features a ceiling that is 8' and vaulted up to 10' high.

We've researched and looked at dozens of tiny houses since the tiny house movement started. We designed this with the goal of providing a full size kitchen, bath, laundry, bedroom and living area. We constructed it with incredible sturdiness and painstaking attention to the details. In our opinion this is the most functional and well built tiny house we've ever seen. We can assist the buyer with delivery and set up, however, moving and set up are not included in the price.
