This charming cottage on a trailer is looking for a new family to fall in love with. As the original owners, we cherished it as a full time residence for 3 years. We received the unfinished shell (down to the studs) as a barn raiser from Tumbleweed Tiny House Company on Valentine’s Day in 2015, we finished the interior ourselves over the next 8 months, and lived in it full time for 2+ years. We love it to pieces, but an impending cross-country move has us setting our priorities in order.
This house would make a cozy full time home, guest house at the edge of the garden, vacation house in the mountains, cross country RV, backyard ADU, spare bedroom in the driveway, or rental suite on Air bNb. The possibilities are endless!

EXTERIOR: Solid steel trailer, stabilizing/leveling 5k lbs scissor jacks at the four corners. Under carriage fully flashed for water and road protection. Cedar board exterior with 4 year stain applied last summer, arctic silver architectural standing seam steel roof (good for 50+ years) with hurricane clips, and a covered front porch. Premium powder coated aluminum clad wood tempered glass windows by Jeld Wen—17 in total—make this a very bright and cozy place to call home.

ELECTRICAL & PLUMBING: Wired for 30 amp service by an electrician, we only ever used a single 15 amp cord for all of our electrical needs—including heat! Heating provided by an Envi Convection wall heater. Whole house uses LED lighting, so it is very energy efficient. Pex pipe plumbing, a single potable water garden hose provides water to the sink and shower. Long lasting Woder under counter filter offers pure fresh drinking water.

INSULATION: Trailer bed and subfloor fully insulated by Tumbleweed. R-tech rigid foam board and spray foam insulation in the walls and roof. Very well insulated, holds the heat well in the winter and keeps cool in the summer.

GREAT ROOM: Enter into the bright and spacious pine wood Great Room with custom wood desk/dining table and oak stools, custom shoe bench with storage and coat hooks above. Step out into the 10 foot cathedral ceiling area and you’ll swear you’re in a much larger home. The tufted love seat has a custom clothing storage drawer beneath it, and a deep bookcase beside it with open and covered storage. Above is a bracketed shelf begging for your books and bric-a-brac. KITCHEN: Spacious fully functioning kitchen includes a glass door overhead cupboard, full sized sink with gooseneck faucet, walnut veneer countertop, under counter three way refrigerator/freezer, and 20” 4 burner propane range with oven and lighted range-hood fan to move out moisture when cooking. Under counter propane Takagi instant water heater supplies the kitchen and bathroom with plenty of hot water. Built in wall pantry beside a doored pantry/closet for additional storage.

BATHROOM: Bathroom has a rustic fiberglass lined wine-barrel shower with pebble floor and a waterfall showerhead. Beneath the mirror vanity cabinet is a simple composting toilet—no nasty blackwater to deal with on a regular basis! Exhaust fan on back wall ensures moisture is dealt with quickly and effectively.

TWO SLEEPING LOFTS: Front skylight loft has a new queen memory foam mattress and is crowned with a charming gothic lancet window. Star gaze as you drift off to sleep! Rear dormered loft is currently used as an entertainment room with television, custom wood storage cabinet and lounging-couch that converts to extra sleeping space. The dormer loft could fit up to a king sized mattress. Combined, the lofts sleep 1-5 people comfortably—the perfect option for any scenario—single, couple, or family!
