About

2-Owner-built Tumbleweed Cypress tiny house on wheels; 7'x21' footprint on 3-axle trailer. Lots of windows make it bright and open. 1 sleeping loft large enough to hold a queen mattress with room to spare; a king would fit. 2nd storage loft at the opposite end of the vaulted living space. When we purchased this tiny a little over two years ago, it was partially finished by the original owner, with the interior mostly unfinished and the exterior clad in beautiful, rough-edge cedar. Metal roof and energy-efficient windows were installed. We finished out the interior, including 4"rigid foam insulation, professionally installed electric wiring, wood floors, ceilings, and wall finishes.

The simple kitchen set-up -- a small convection oven, instant pot and induction cooktop -- has worked well for us. There is a salvaged sink in the kitchen; full-sized refrigerator conveys. The house needs to be plumbed for water. We live/farm on an event center with a bath-house, and have never plumbed out the bathroom; it is roughly finished with waterproof concrete board and plywood. There's an on-demand gas water heater that we've never hooked up. There's a shower pan that came with the house when we purchased it, and a small Ikea sink. We've been using the bath space for closet/storage; it's a blank slate that you can finish out however you want. In the main sitting area, rustic details like rough-edge cedar windowsills, repurposed materials, and barnwood trim give a warm, handcrafted feel. You may decide to install a mini-split, but the house is so well-insulated -- we use a ceiling fan to move air, a window unit when it gets August-in-Texas hot outside, and a miniscule electric space heater keeps the whole place plenty warm on the coldest days. House plugs in like an RV and has an extra outdoor electrical outlet as well as hook-up for an RV water hose.

Heavy-duty trailer was pulled from Del Valle to Wimberley and has been here since. We've lived happily and comfortably in it for a couple of years, but we're buying a small farm and need to sell the tiny house to help cover costs.
