This tiny house was built around full size features that make cooking, cleaning, and relaxing a breeze. The home is fully electric, and does require utility service. Freshwater can be maintained by your choice of municipal or any number of reservoir options. It is, adorably, a passenger bus, however; it is not currently drivable. A tow or haul service would be recommended for pickup, thank you!

This home, or, 'Lucky', features beautiful hand scraped birch hardwood floors throughout. The floor plan is left completely open, for natural light and comfort. There is space for a typical loveseat or couch, across from that, the custom TV stand and cabinetry.

Through the kitchen you'll find a full size, really, genuinely, spectacular kitchen. The fully electric glass stove top adds precious feet of counter space. The counter tops themselves are reclaimed red oak from a local barn, with reclaimed marble accents. Plenty of space under, beside, and across from the sink for storage. A Norcold RV refrigerator keeps things frosty. OH- and there's a chandelier.

The home features an open pantry with drawers, and underneath, a space suitable to a single tumbler washer/dryer (not included). There's a hall closet and a beautiful custom wardrobe with plenty of space for hanging and drawers for socks!

The bedroom is suited to a 'full' bed, with -his and hers- running board night stands on either side. Perfect for charging phones and keeping a water bottle. Above the bed you'll see the HVAC, a mitsubishi mini split. This unit effectively heats and cools 24/7/365, until about freezing temps, when the supplementary overhead heating is used.

There's a full length mirror and a sliding door separating the wet bath from the main cabin. A small vanity for brushing teeth, and a walk-in shower with the composting toilet in the rear. The shower head can actually be cinched in a window and used outside, if privacy allows. And I promise the composting toilet isn't that weird!

Infrastructure
For those in the know!

Behind/under the stove is where the water happens, theres a pump, 70psi-ish, one of those pressure maintaining bladders, 10 or 15 gallon hot water heater. heat rope (just in case), and receptacles for all of it. the whole thing is plumbed in PEX. There's a 1inch PEX inlet and valving that can include or exclude the pump.

Under the dash behind that removable panel you'll find a 100amp breaker box and service inlet. everything is labeled. Its all 12GA romex, with each outlet ran on a different 20a breaker (overkill!).. Then of course 10ga probably for the stove.

The HVAC is a minisplit mounted on the roof, i've been super impressed by it, no cooling problems at all, costs about a dollar a day run full blast. However it is a heat pump, and the coil with begin to frost up, forcing a deforst cycle, which will greatly reduce its effectiveness. However we've installed an induction heater that picks up the slack when it gets a bit chilly.

Bus stuff- it's a 1969 international/carpenter with a title. It has a 355 V8 thats been locked up for 40 years and a beefy 4 speed manual transmission. it does tow and steer, but has very limited mobility. Which is why it isn't listed as a 'skoolie'.
