Tiny house on wheels available for immediate purchase, could even be moved before the end of August; 376 sf total, including two lofts (one 8x5 or 40sf, the other 8x12 or 96sf). Stairs with under-stair storage lead to the large loft and a ladder leads to the small one.

The unit is narrow enough to be transported without wide load permitting. We have contact info for a couple people who could move it locally.

Very nice materials and amenities: large copper kitchen sink, granite counter tops, nice cabinets, wood floors and ceiling throughout, wood shiplap interior walls, wood lap exterior siding, rockwool insulation.

Includes full-size Haier refrigerator, a 2-year-old washer/dryer combo unit, a year-old propane cooktop, and an electric oven, as well as a year-old Rinnai on-demand propane water heater and a Rinnai propane furnace. Bathroom includes regular-sized tub and shower as well as a small sink. Currently set up for a composting toilet or similar arrangement, but could be plumbed for regular toilet fairly easily. Only needs 50amps or less for electric hookup.

Would need a water pump if incoming water pressure isn't very high. Also could arrange to have a water tank in the bathroom to have water without a constant supply from a hose or pipe. (We even have the old tank used for this purpose.) Currently all water supply lines are PEX and mounted to interior walls to avoid issues with freezing temps. It could be hooked up to solar power (as was apparently done at one point), but I'm not sure what would be necessary to do so now.

Pictures are from the previous owner. We can share more recent pics with potential buyers, but we're in the midst of packing up our stuff to prepare for a move.

We've added some cabinets and storage shelves. Walls (interior and exterior) could use fresh coats of paint, and the main floor could use a good cleaning, maybe even some fresh varnish. The bathroom tile floor needs to be replaced.

I would be happy to share any and all information about the joys and trials of tiny house living, as well as the pros and cons of this particular tiny house, with potential buyers.

We paid $80k for it in 2023 (I can share the bill of sale). It was the only one we found relatively locally (in Maine) at that time that had two lofts, was this long, and had such nice materials. We then added the Rinnai water heater and the washer/dryer combo unit (I can share what we paid for them), and we also bought a couch that converts into a bed and perfectly fits the space that we could include (though it would need a little cleaning). We'd mostly like to get our money back out of it and are willing to work with someone to make a sale that benefits all parties.
