34’ Tiny Farmhouse with Downstairs Bedroom (Mint Tiny Homes Loft Edition)

This is a Loft Edition house built by Mint Tiny Homes in Delta, British Columbia in October 2018. It is set up for full RV hookups or is also outfitted for off-grid living. I have called this tiny house home for four years and lived off-grid outside of Chicago, IL. It’s still in great shape, but my life has changed and it’s time for someone else to get good use out of this beautiful home! The home is 34 ft. long and 8ft. wide and is RV Certified in both Canada and the United States (RVIA for the US).

The tiny has a farmhouse aesthetic and LOTS of windows – 11 in total including a 5ft x 5ft casement window in the living room. The lower level is 272 square feet with galley kitchen, open living space, bathroom with tiled tub/shower, composting toilet, and full downstairs bedroom. The loft area is about 120 square feet – it’s one big space with a half wall diving the “front loft” from the “back loft”. Access to the loft is via a wrap-around staircase with storage. The house was built with pine tongue and groove throughout and laminate flooring. The kitchen features a 3-burner cooktop and rv range, apron front sink, open shelving, and lots of cabinet space. The little chest freezer I was using as a converted refrigerator went with me, but there is a space for another rv or apartment style fridge to fit perfectly! This home would work great for another couple, single person, or as an AirBnb. I’ve truly enjoyed it and think the next person will, too! Trailer and Framing:
• 34ft x 8ft x 13.5ft home built on 6” drop axle trailer frame made by TNT Trailers (2018)
• 3 x 7,000lb axles with brakes and 4x 5,000lb corner stabilizers
• 2” x 4” wood framing structure
• Insulated with R21 closed cell spray foam insulation on walls and roof
• 1/2” plywood on exterior sealed with Typar vapour barrier
• 3/4” plywood subfloor + click laminate flooring
• RV Certified in both Canada and the US (Canadian: CSA Z240 RV, USA: NFPA 1192)

Exterior Finish:
• Shed-style roof finished with Charcoal grey metal sheeting
• Exterior finished with beveled cedar siding: bottom ¾ of home is stained “Oak Brown” and top ¼ was finished Shou Sugi Ban style (burned/charred)
• Corner trims, window trims, fascia, and soffit also finished in Shou Sugi Ban
• Window surrounds in 2”x4” Cedar trims with black drip cap
• 4x exterior “porch” lights; one set for each of the exterior doors

Interior Finish:
• Walls finished in Pine T+G paneling
• Windows trimmed out with 1 x 2 and stained dark brown to match ceiling
• Interior walls will be painted white - except bathroom which is painted teal
• Bathroom is sided vertically
• Ceiling will be stained dark brown
• Loft base will be 3⁄4” plywood with white T+G Pine visible from downstairs
• Loft supported by 4x4” cedar beams which will be exposed and stained dark
• Wired with 220v breaker panel. 1x 220v outlet for washer/dryer in bathroom and 25x 110v power inside. 2x 110v outlets on exterior front side of house.
