Built on a 32’x8.5’ custom black steel trailer with (3) 7k axles, 4” drop axles, electric brakes and breakaway system, leveling jacks, tongue jack, safety chains and lights.

Insulation- R13 in walls, R21 in ceiling, R21 in floor

Home has ocean blue color Everlast metal siding and a copper color standing seam metal roof for low maintenance and durability. There are 2 exterior GFCI receptacles and 1 exterior hose bib.

Heat and air conditioning provided by Pioneer mini split system 12000 BTU 208/230V (Newly installed August 2021)

The flooring is a luxury vinyl plank flooring, brushed chocolate color.

The interior walls are covered with PVC shiplap and the ceiling is covered with weathered grey wood shiplap.

The tiny Home has 16 windows including a glass block window in one of the lofts.

The hot water is supplied by a Rinnai Tankless Water Heater 6.5 GPM 150000 BTU with gas / propane conversion kit which supplies hot water to the bathroom sink, shower and kitchen sink.

Electrical wiring and installation in accordance with NEC requirments, and installed by a licensed electrician.

All plumbing and mechanical systems installed by licensed contractors.

The living room has a dwarf 5kw wood stove from Tiny Wood Stove, a custom built and very comfortable sofa with built in storage underneath and a 32” wall mounted television.

The kitchen comes equipped with butcher block countertops, a full ceramic farmhouse sink, a Waterdrop RO water filtration system, Haier microwave (purchased in December 2022), Unique stainless steel 24” oven and stove (4 burners) with gas / propane conversion kit, stainless steel refrigerator with top freezer and plenty of cabinent storage.

The bathroom has a 36” shower stall,a vanity area with a copper vessel sink, a flush toilet, plenty of storage and a LG Smart wifi Washer/ Dryer Combo (purchased in December 2022)

The 6’ cantilever overhang off the bedroom is a walk in closet / storage area.
