Wanting to add a guest house for your house or rural property? Hoping to have a comfortable and stylish Airbnb style vacation rental? Need a ready built and mobile cabin? We may have just the tiny house for you!
After living in a 5th wheel trailer for a year, we built what was to be our home for years to come. Planning for it to be our home, we spared no expense in making it as safe, comfortable and pleasant to live in as possible. Unfortunately, due to life circumstances, we need to move back to Portland at the end of the summer. We have enjoyed living in the tiny house very much and found it so much more comfortable than our trailer, with its highly efficient, and very quiet heating and cooling system, and its beautiful natural light and airflow from its many windows. The tiny house has a truly spacious and thoughtfully laid out kitchen that even has a dishwasher, and a full sized bathroom with soaking tub and a closet. The on demand water heater means you’ll always have more than enough water for a long bath. The tiny house is currently parked at the lovely and very comfortable Scandia Village two miles from downtown Bend.

Steel frame has been heavily reinforced according to specifications dictated by structural engineer (structural engineering document available)
Zip system with 1 1/2” (R-6) insulation to create a thermal break between the outside of the building and the steel framing. The Zip System includes an impregnated waterproof barrier (this is the green siding that you may have seen on recent residential and commercial construction that replaces the 2018 Oregon building code requirement of a rainscreen underneath siding)

Walls=R6 exterior foam Zip System foam insulation taped with Zip System tape to seal out air and moisture+R15 Rockwool
Ceiling/Roof=R19 fiberglass insulation within the ceiling and Foamular 1.5 inch rigid foam for R7.5+Thermasheath R-max 2 inch for an additional R13
Recently after a cloudy low 60s day with no heat being used in the tiny, the house was still 53 degrees early the next morning with an external temperature of 41 degrees outside

50 amp electrical service with RV style connector and cord--everything will run on an a regular heavy extension cord with an adapter except the mini-split which requires 220 volt
All electrical done to residential building code
All lighting is LED lighting and many of the lights are on dimmers
Many outlets throughout the house, with USB chargers built in to the outlets
Prewired for a heat recovery ventilation system such as this one. Bathroom has a super quiet Panasonic exhaust fan on a timer and the range is well vented by the microwave’s exhaust fan.
In the middle of winter in Central Oregon, our electric bill was ~$50 and our propane bill was ~$20 a month with us taking nearly daily baths and cooking most meals at home
All appliances, the TV, heated hose, sewer hose, all needed heat tape, and the 100# propane tank are included with the tiny house. The furniture is not included, as we’ll be using that back in Portland.
