Tiny house built in 2018 with two lofts and full bathroom/kitchen. House was built on new 24' by 90" low profile trailer by Tiny Home Builders.

Home was built by owner and was inspected/certified by NOAH during construction (certification included). Open-Cell Spray foam was used for both walls and ceiling so the house holds heat and AC very well. Currently has a 10,000 BTU propane heater installed but on lowest setting this puts off too much heat for any of the environments we have used it in (current heater can be removed prior to sale if preferred to give more wall space on first floor). We have always used a small ceramic heater to heat the whole house. Portable AC unit used on first floor to cool the entire house. Tires were replaced in October 2022. 42 gallon water tank installed under sink with water pump to allow off-grid use.

Off-grid Nature's Head Self Contained Composting Toilet installed in bathroom. Sinks and shower drain to 42 gallon portable grey water tank. Drainage piping are removable for when house is being transported. This house was built with intent to minimize weight to promote travel while maximizing sleeping space. Home as shown is expected to weigh less than 13,000 lbs. Exact weight can be determined if needed. Exterior storage area built on front of house that contains the 6 gallon water heater and a 30 lb propane tank. Also can store the drainage piping while traveling. House was powered by Predator 3,500 W invertor when off-grid. 50 Amp hookup on front of the unit. Price includes all furniture shown in photos (including futon and beds). First floor futon folds out into a full bed.

House currently has washer/dryer hookups installed for ventless combo unit under the stairs (drain not plumbed to the outside so would need to drain to shower when needed).
