24' long by 8' ft wide Tiny House

Built on a new (at the time) 2023 trailer from Heartland Trailers based out of Missouri with only the miles we put on it to drive it home from the dealership. 2-axles with 7000 lbs capacity each.

50 amp rated, RV electrical connection to the main panel. From the Main Panel to the rest of the home, it is wired for up to 100 amp service. You could easily convert to 100 amp service, with the appropriate Service Entry Wire upgrade. And switching out the Main Power, double-50 amp circuit, for a double-100 amp circuit breaker.

Options for pretty much everything. You could run the whole thing off electric, or easily add gas or propane connections to have any combination of gas vs electric appliances you wish.
(would need to install the appropriate venting for any gas appliance install)

Doesn’t have heating and cooling. This thing is so well insulated, a single space heater and window unit AC were all that was needed to keep this thing cool in the 100 degree summer, and warm in the near zero degree winter here in Kansas City. Willing to include my space heater and window AC if you’re interested in negotiating that.

240v - 40 amp - Electric Stove

120v - 25 amp - Electric Stove top (No oven)

240v - 30 amp Electric Dryer
240v - 25 amp Electric Split Unit (Heater/AC)

2x- 120v - Exterior outlets

Plumbing has grey and black water separation.I didn't connect the toilet to the floor yet, in case someone wanted to use a composting toilet instead. But I can install that upon purchase.

Willing to negotiate, but please, no low-ball offers.

Here’s a list of things it would need to be completed:
-Kitchen Cabinets and Sink/Shelving
-Heating and Cooling (split unit or gas heater or wood burning stove)
-Water Heater
-Exhaust fans in the kitchen/bathroom
-Any kind of gas/propane pipes for your setup
-Stairs/Ladder for the loft
-Grey/Black water tanks underneath if you're not connecting to sewer drainage.
