Built in 2014 from Leaf House plans by licensed contractors in Vermont, this house is thoughtfully designed to maximize storage, light and functionality. High ceilings offer additional storage and a sense of spaciousness whether in the loft or down stairs.
Professionally installed standing seam roofing is just the start to this 20' home, built to last, and able to be moved off the trailer when a permanent location is found. Steel stud framing with 4" of professionally installed spray foam completes the all-season comfort (electric heat).
The layout of the house truly separate kitchen from living/sitting room and bedroom so that it does not feel like one long room. The entryway creates a suitable mudroom (necessary for Vermont) and the composting toilet is efficient and easy to use (we will include shavings and other ingredients you will need).
Designed for moving without a permit, at 20'x8'x'13'. Transport may be available at no additional charge. Otherwise, we can assist in contracting reputable trucking.

• Built from Leaf House plans on brand-new 20' Sure Track fifth wheel double axle trailer, 10,000 pound capacity.
• Steel stud framed with 4" of spray foam insulation makes for a solid shell.
• Sheathed in standing seam roofing (outer walls and roof), for maintenance-free durability. Snow slides off roof, we did not need to shovel the roof during Vermont winters!
• Openable Vellux roof skylight.
• Ten gallon electric water tank.
• Six gallon in-home water reservoir with RV-type water hook-up.
• 60-amp electrical service.
• Ten ceiling-recessed dimmable LED lights, wall track lights in living room.
• Sun-Mar composting toilet.
• RV tub, 2’x3' with built-in seat, Grohe hand-held shower mounted to wall on a bar to adjust handle height, and Simmons Temptrol knob to adjust water temperature. Ample for an adult shower. Child or pet can easily be bathed in it, a small adult if sitting on the tub seat. We opted for the tub to give us option to shower, with the depth of a tub to wash or soak big items.
• Summit propane gas four-burner closed-burner stove with oven, slides in to counter for a built-in look. Oven fits a pizza stone, makes wicked good pizza!
• Franke stainless steel sink in kitchen, Ikea sink in bathroom, both with Grohe faucets.
• Solid maple custom butcher block countertops. One counter is extra-depth providing additional countertop space. Second counter serves as breakfast bar, food prep area, and work space, with storage cupboards tucked underneath.
• Under-sink, under-breakfast bar, and overhead Ikea cabinets offer ample storage, while two large windows offer window above sink and above breakfast bar.
• High ceilings offer attractive additional storage options above the cabinets (see photographs).
• Queen-size loft accessed by unique space-saving stairway with four steps to a landing where there is a closet, and a custom-made wide-step four-step ladder to loft. Steps are made to fit attractive easy-to-access storage boxes.
• Jeld-Wen windows: three casement windows open for cross breeze, living room picture window and window on landing do not open.
• Jeld-Wen outside door with full-door window.
• Jeld-Wen pocket door to bathroom with full-door frit glass window provides both privacy and natural light to bathroom (in addition to light from two recessed lights in bathroom).
• Birch paneling on all walls and ceilings. No wallboard! Birch walls in kitchen and loft are painted white (no-VOC paints); ceilings, and living room and bathroom walls are natural birch. Trim and baseboards are natural pine. All wood not painted white is coated with Poly Whey polyurethane.
• 7.4 cubic foot refrigerator with separate freezer (for must-have have ice cream).
• Buyer is responsible for moving tiny house.
• Built so it can stay on, or be moved intact from trailer to a foundation, with trailer for other uses.
