I’m selling my beloved 160 square foot Tiny House.  This beautiful house was custom built in North Carolina before it was moved down here to North Florida where it housed its loving creators for two years before they sold it to me.

They added a custom deck with a Tuftex awning and removable bug screen once they arrived in Gainesville.

It features a roomy loft with enough room for a queen sized mattress and a foot or so of space left over on either side.  Built in closet with a pine tongue-in groove floor that was reclaimed from an elementary school.  It has cork floors, natural wood cabinets and fishes throughout. There is a custom privacy curtain that looks incredible when the sunlight shines through the Anderson sliding glass door.  Ten Anderson energy efficient windows so lots of air and sunlight fill the space.  Mini refrigerator has more than enough room for me to do a run to the store once a week and be set.  Air conditioning and heat work impeccably as expected in a small space.

I added the C-Head composting toilet which sits on a custom box I built to raise it a few inches to feed the urine diverter into the greywater runoff pipe.  Just throw some fresh water in after use and you are flushed.  For #2 the churn handle, mixed with sphagnum peat moss makes for an odorless experience, and you do not have the hassle of a filthy black water tank to empty.  Make a separate enclosed area near your garden and let your toilet contents compost for 8-12 months and you will have soil to garden with.
The instant on hot water system is incredibly hot, fires up within seconds and is VERY cheap to operate.  In 8 months I have refilled only once, and it came to me just under half full.  This goes for the 2 burner Suburban as well.  Both propane tanks recently refilled.

I can run the AC, dehumidifier and cook a meal in my convection oven all without flipping a breaker, all while having lights/music/computer running.  I have NEVER flipped a breaker and I have a modest 20amp extension cord coming in from the main house.

I have had the most wonderful eight months in this home with my cat, Gohan.  I wouldn't even consider selling it except that it’s just too big for us!  At this time in our lives we believe it’s best for us to be downsizing so we can make mobility our focus.

It’s a great investment and an AirBnB goldmine, that was my plan for it before I got called to work on projects out west.
