20' Custom tiny house

The tiny house comes with all the furniture and curtains you see in the pictures.  Although it is currently decorated in a traditionally feminine style, the decor can easily be changed to make a great portable guest house, man cave or in-law suite.

UNIQUE TINY HOUSE FLOOR PLAN:  2 BEDROOMS!
At 8′ x 20′, this tiny house on wheels features a downstairs bedroom in addition to a spacious loft.  (The downstairs bedroom is perfect for an older owner who doesn’t want to be climbing a ladder).  The long (8'x13') loft can be used as an extra bedroom or a storage area.

In addition to the downstairs bedroom, the downstairs also features a bathroom with a conventional toilet, a 30″x30″ shower, a kitchenette with lots of storage space, and a dining room/living room. Large windows bring in a tremendous amount of light and the cathedral ceiling adds to the feeling of spaciousness. The kitchen and bedroom ceilings are made of stained cedar and add to the cozy welcoming atmosphere of this little home.

Where is the tiny house located?
This tiny house is for sale Dallas Texas area!  We are located in Blue Ridge, Texas (zip code 75424).  Blue Ridge is about 45 minutes northeast of Dallas.

Will you move the tiny house to my location?
The buyer will be responsible for moving the tiny house to its new location.

Is the tiny house furnished?
Yes, this tiny house comes with all the furniture and curtains you see in the pictures.

Where did you get the trailer?
We purchased the trailer from its original building.  The trailer was new at that time.

Is it new or refurbished?
The tiny house has never been lived it.

What is the axle capacity?
7000 lbs (2 x 3500)

Do you know how much the house weighs?
We do not know how much the house weighs.  You can have the house weighed at a truck weighing station.

How well insulated is the tiny house?
The walls are insulated with R-13 rated batt insulation.  The ceiling is insulated with R-19 insulation.

What size is the breaker panel?
GE 125-Amp

What heating/cooling is in it?
It comes with a quick-install window a/c unit.  No central heater included.  A mini split unit (for both a/c and heat) comes with the house but would need to be installed.

What type of toilet does it have?
There is a conventional toilet which can be hooked up to a conventional septic system.

How large is the water heater and where is it located?
The water heater is a 12 gallon electric water heater and is located in the back corner of the loft.

What is the roofing material?
The roof is made of 26 gauge R-panel from Mueller, Inc.  This metal roof is hail resistant.

What is on the walls?
The interior walls are finished with new drywall.  (We did not use reclaimed wood to avoid any chance of mold contamination).

What is the floor made from?
Floors are made of stained pine and are 100% full wood.


WHY ARE YOU SELLING THIS ADORABLE TINY HOME?
This tiny house is truly a labor of love!  I custom built this tiny house for my mother to move into, but she changed her mind and decided to stay in her home state.  It has never been lived in.
