Property Description

SALE PENDING AT THIS TIME ****The deed of sale will be provided at that time of bank transfer.. 1st come 1st serve as there have been too many inquires for me to handle. Anyone planning to pull it home please know it weighs approx. 4.5tons. The price is firm no haggling.

$27,500 Turnkey- I suggest Farm Bureau for insurance and to ck with your state to see if tagging what is technically just a trailer which happens to be hauling a tiny home on it. It can be set up stationary or pulled to any location. If you plan to have it stationary the homeowners insurance will run approx. 88.00/yr for $30,000 in coverage. I would also suggest an RV toilet versus a compost toilet (if you prefer not using sawdust and starting a compost heap) or you can have a standard toilet installed if the tiny home will be stationary.

The home comes with a new Flat screen, Sony Blue Tooth DVD player, cable/satellite ready, electric heated plank floors, bar sink, instant on demand hot water for sink and shower/bath (propane), granite counter top, sofa that offers a front- drop down/up section for overnight guests, plus LOTS of storage inside the sofa, a side table and lamp, storage table in kitchen, 3 burner gas stove top, electric induction stove top, electric Kenmore Elite Convection and microwave oven, electric Vissani Studio fridge/freezer, 2 storage pantries, extra added built-in cabinet/writing desk area, spray in foam insulation, custom room darkening window shades, full length mirror, 1 loft w/two storage lockers and new twin mattress ( a full size can be used in the loft) functional octagon loft window, loft reading lights, living room lighted ceiling fan, shower/bath, compost toilet, shelving, exterior cedar sealant, large fold up deck, deck fencing, 2 front porch lights, 6 LED exterior wall mounted quality solar security motion lighting. 2 per side, 1 in back, 1 in front, Approx. 24-26 outlets, 12,000 btu a/c unit, gas heater, pull out dehumidifier, all kitchen ware, CO2 detector, and decor included ie: shelving, lamps, silverware, dinnerware, digital interior/exterior temperature gauge, shower curtains, pictures,.Towels, new bedding, 1 large exterior patio box for tool storage which can be slid in the front door when travelling. New screen door added. Window alarm system

p.s. I returned the vented a/c unit and bought a 12,000btu window unit because I have Multiple Sclerosis and needed the home to be like a meat locker. By doing this it freed up another cabinet which I keep a rolling storage container with drawers for the clothes I wear most often. The a/c unit can be placed in any window. I have it placed in the long lower portion of the front window because my front door faces the trees at my location. We had the home tested for energy efficiency and if we ran everything in the home at the same time for 24 hours it would cost approx. $100.00/month. That’s with the convection oven on, tv, dvd, 12,000 btu a/c on high, ceiling fan on high, dehumidifier, all lighting, bathroom fan and under cabinet shelf lighting as well. Runs mostly on electric 20 or 30 amp. leveling jacks included

Can be delivered and set up for additional fee $200 plus 2.50/mile -It’s worth! :) 8 x 16ft and 120sqft

awww Mendy…so you did decide to sell. (good for me….) I love your additions and subtractions of the house. Does it have to be moved? Or do you pay a “lot” fee?
Until I know that I can’t move further. (if it does have to be moved, what size vehicle/engine does it require?)
I know that you, and Joe have inspired so many of us with this tiny home. Yours was the first I saw that I really thought…”now that’s what I need….” I love the wood looks, but it really isn’t my style. While you have been in it…have you found it easy to live? Spacial concepts and adjustments? Anything you can answer is great.
And Good Luck Vicki….(you’re ahead of me…don’t have a call to the bank…yet..:)
and Mendy…Best to you as well Lady.

May I inquire as to how the compost toilet operates? Do you have to lift a container to take outside and dump? or is there a lever indoors that will release outside? Also, how difficult would it be to convert the compost to a regular toilet.
How does a change in ownership occur, i.e. same as a regular vehicle through Department of Motor Vehicles? I suppose I would need to find out from my state how this works.
How much does the home weigh?
Thank you for your time to answer.

I am interested in your beautiful home, I am near normanday lake Manchester tn. As far as delivery goes, or does this not come with price? what size vehicle can tow this beauty, or assuming it can stay where it is, the cost of lot rent? Not sure how far Manchester tn is from you, is the heat electric or propane? It is a beautiful lil kingdom, and appreciate the sleeping unit on main floor, as I am disabled and cannot manage ladder. DId you build this yourself? or is it locally built, tn tiny homes? get back with me at your convenience I am trying to find building codes in this county otherwise we would have to place her in a campground open 365 days. Definitely helps keep utilities to a minimum. talented designer, love the furnishings and décor. take care, enjoy the blue dry sky for the moment, got tired of staying indoors with all the rain tn has had lately. take care
