TINY HOME CONSTRUCTION: Post Frame construction. Electrical and plumbing by professionals to current code standards.  14,000 GVWR PAD Tiny House Trailer, 24’ locally built by Iron Eagle. Built in leveling/stabilizing jacks at each corner, and Body armored Undercarriage—sealed aluminum floor pan. Blown in marine grade insulation: R rating of 7.5 R per inch. 2x6 floor and roof. 2x4 walls. Genuine engineered plywood sheathing including tongue and groove decking.

EXTERIOR FEATURES: Comfortable access off the roomy cedar deck* with a step. Therma Tru Exterior door with integrated privacy blind. Entry lighting fixture and an exterior power outlet. Board & Batten siding with cedar shingles accents. Standing seam metal roofing. White Milgard vinyl windows, both casement and awning styles. Dedicated propane storage capacity with (2) 20 lb propane tanks included. Hook Up features include battery backup for trailer brakes, 2 5/16” ball, 6 prong electrical plug. Breakaway chains. Wired for driving lights.

INTERIOR FEATURES: Eight windows with white privacy blinds—5 on ground floor and 3 in loft—provide excellent ventilation and ample daylight. Overhead fan with stainless steel finish can be adjusted to ventilate the loft or downstairs area. Two Envi electric convection wall mounted heaters with built-in thermostats are high efficiency. Wall covering: Sealed 5/8” tongue in groove Knotty Pine throughout. Flooring: Floating luxury vinyl floor, 3/8” tongue in groove by Metroflor—Engage. Lighting: LED fixtures specific to each area—work/entertainment center & seating area, kitchen & breakfast bar, loft bedroom, and bath.

BATHROOM—Private with surprising storage. Full size fiberglass shower with pivot, rainwater glass door and a Delta 5 way shower head. Quiet, high capacity Nu-tone exhaust fan and awning window provide generous ventilation. Kohl Dual flush, high efficiency toilet operating with standard plumbing to septic or sewer. Oversize medicine cabinet is mirrored inside and out (31 3/8” wide x 37¾” X 5½” deep). IKEA sink tops a 32” wide bath cabinet with 2 large pullout drawers underneath for storage. Significant built in shelving (4 shelves, 41” wide X 15” deep) for clothes and linen storage.

LOFT—Carpeted and comfy. Safe and easy access with permanent stairs. Measuring 48” high at the peak—there is plenty of room to read in bed! Room for a full or queen size Memory foam RV mattress. Under the stairs is a wardrobe closet (26” wide X 41” high X 23” deep) and additional storage. Bottom two stairs double as a movable step-stool.
